Before the house, build the plan.
A purchase price is only one piece of your budget. Your monthly housing cost can include principal, interest, property taxes, homeowners insurance, mortgage insurance, and association dues. Your cash needed at closing is a separate number.
Tell Ashley when you hope to move, what payment feels comfortable, and how much cash you want to preserve after closing. Those choices help frame a more useful conversation than starting with the largest loan amount.
Bring the right questions.
- Which loan programs should I compare for my situation?
- How would a different down payment change my payment, mortgage insurance, and remaining savings?
- What would need to be verified before a preapproval?
- What changes if I need to sell my current home first?
- Which costs are due before closing, and which are included in cash to close?
Compare loan options on the same basis.
Ask about conventional financing and whether a government-backed option is relevant to you. The right comparison depends on your finances, eligibility, property, and the bank’s current programs. Veterans and eligible service members can start with the VA loan guide.
When you compare offers, keep the loan amount, term, rate-lock assumptions, and loan type consistent. A quoted rate by itself leaves out fees and other important costs. Use the Loan Estimate checklist to organize the conversation.
Preparing to shop? Use the mortgage preapproval guide to organize your questions and next steps.
From conversation to application.
- Discuss your goal. Share your timeline and broad budget questions.
- Prepare documentation. Ashley can explain what the bank needs to review income, assets, debts, and the proposed property.
- Apply through the bank. Use Ashley’s bank link for financial details and documents.
- Review the next steps. Confirm what remains subject to underwriting, appraisal, and other conditions before planning around a closing date.
