How to compare mortgage Loan Estimates

Make a rate quote more useful by comparing the costs and assumptions behind it.

Compare the same loan before comparing the price.

Ask each lender to use the same loan amount, term, loan type, and property assumptions. Check whether the rate is locked and how long the lock lasts. Offers prepared at different times may reflect different pricing.

Read the costs together.

  • Rate and APR: understand the difference and compare both in context.
  • Principal and interest: check the payment for the loan itself.
  • Total monthly cost: include the estimates for taxes, insurance, and mortgage insurance where applicable.
  • Origination charges and points: identify costs associated with obtaining the loan and choosing the rate.
  • Lender credits: ask what tradeoff is associated with the credit.
  • Cash to close: review the cash required at settlement, separate from the monthly payment.

Ask why the estimates differ.

A lower tax or insurance estimate can make one payment look lower without changing the cost of the loan. Compare the same assumptions and request explanations for material differences.

Should I choose the lender with the lowest quoted rate?

Review fees, credits, APR, lock terms, and the other loan details with the rate. Different assumptions can make rates difficult to compare.

Why do estimated monthly payments differ at the same rate?

The loan balance and term may differ, or the estimates may use different property-tax, insurance, or mortgage-insurance assumptions. Ask lenders to reconcile those inputs.
